Property Inspections. Are you thinking of adding property inspections to your foreclosure cleanup business' list of services? If so, know this can be a very lucrative aspect of your business.

There are generally five types of property inspections as it relates to property preservation: Occupancy Inspections, Initial Vacant Property Inspections, Vacant Property Inspections, Voluntary Pre-Conveyance Inspections and Eviction Inspections.

Payment for inspections varies based on the type of inspection you've been hired to do, and, of course, based on who's giving you the work. (We speak about inspections in detail in the pricing guide.) Below is HUD's nationwide payment chart for property inspections as somewhat of a guide (figures primary contractors often use):

For example purposes, let's say you've been hired to do Occupancy Inspections (Exterior) by a larger property preservation company. You will simply be going by to basically verify whether or not the home is occupied and you will check off certain boxes on a form. See HUD's inspection form at this link and use as a sample form.

Some property preservation companies sub out this work to companies like yours for what may seem like a measly $10 bucks per house. BUT, BUT, BUT, when you get an order for 1,200 homes, and the homes have to be inspected on an ongoing basis .... well, do the math: $10 x 1,200 = $12,000 for one round... you'd need help -- and you'd get sick of your car. Bulk orders are great, but, if you don't have help lined up just in case, you may be in trouble.

Case in Point: I met a gentleman a while back who was inspecting one of my rental properties (my bank had closed up and the FDIC had taken over the assets; I saw someone snooping around the property with a camera one day and I accosted him and questioned him... nice exchange when we found out we were both in the biz.).

He'd just gotten a contract for 1,200 homes, but was being paid $35 per inspection. Likely because there was no middle man. Nice contract to have! He had a "deer in headlights" look because he was a small company and simply seemed in shock at the amount of work he'd gotten, so quickly.

Think carefully about adding inspections to your cache of services. If you get a call for inspections on five homes, you may decide it's not worth your while, but, if they are calling you for the initial inspections, they will likely need you to bid on the work (boarding, lock changing, yard work, etc.) and that first five could lead to hundreds more. I included the link to HUD's inspection form above so you could have a peek.

Many property preservation companies will either have their own inspection forms (all properties aren't HUD properties), or will tell you to submit info on your form. The HUD form at the above link will give you a good idea of what an inspection form should look like should you have to create your own.

Notice on HUD's form (at the bottom) the form can be used for several different types of inspections, which is kind of handy. Good luck out there performing inspections. As with every aspect of this business, be careful and take someone with you should you do especially interior inspections.

If you purchased investment properties for the "passive income stream" most get-rich-quick gurus recommend, you're probably pretty nervous about that investment right now, especially if you're relying on rental income to offset your mortgage costs.

Whether you have investments in multiple apartment buildings, vacation properties or a single bachelor apartment in your basement, you can't afford to have vacancies. In your adventures as a landlord, have you considered hiring a professional home stager to enhance the appeal of your rental units?

If you have a property to rent, whether it's a 19-unit apartment building or a 2 bedroom semi-detached, as soon as a tenant vacates the premises, you should make a call to an expert home stager.

I suggest you have it staged as if you would before listing it for sale. Prospective tenants will fall in love with a tastefully decorated home much quicker than a vacant one, even if it's only for a short term rental arrangement.

If you are planning to rent it furnished, the staging can be even more important when the prospective tenant discovers they can move right in.

Another area where home staging can make a huge difference is in the vacation rental market.

If you own cottages or vacation homes of any kind and you're advertising them online, do they look inviting enough to make it impossible for someone viewing them not to click through to make a reservation? Having your properties staged, even just for the photos that will appear on your website, will be a worthwhile investment.

The bottom line is home staging isn't just for the classic "home going to market" scenario. You can make money from the services of a home stager no matter what role you play in the real estate market!

It has been my experience, that working out does something so totally great for me, and yet...I end up in a slump. Either I stop losing the weight, I stop feeling motivated, or I just stop all together. Sound familiar?

Exercise has been proven to naturally boost your mood, tone your body, help you sleep better, have more energy and yes, even prevent many types of diseases and complications. So then why are more then 50% of Americans on a diet, and less then 20% of them are on an exercise routine? Because, the work out fails to work!

To find out what will work best for you, you have to know what motivates you. Is it loosing weight, being healthier, having more energy? What is your highest motivation? Now, whatever this is, examine it. Will you "get over" it in just a few weeks. If you think you will, then your biggest destruction is your lack of commitment. Don't feel bad. This is actually why the majority of people fall off the exercise bandwagon, so to speak. Commitment ranks number one, as a necessity for almost everything in our lives. If we can't commit to waking up on time everyday, we lose our job, if we can't commit to our spouse, we jeopardies our marriage, if we cant commit to the promises we make, we become unreliable. Commitment is a true basic and important need in our lives, and we sometimes fail at it.

Don't be overthrown by that statement. Just look at the importance of commitment before you write it off and say "I just can't commit" The truth is, if you want something bad enough, you will and can succeed in committing to it!

Motivation is key to keeping your commitment. If you weren't motivated by the need to work, you wouldn't. Well, if you are motivated to exercise for whatever your true goal is, whether achieving weight loss, or living longer, you must feel a need for these things to bring you under proper motivation.

If your goal for weight loss is wishy-washy so will you reap that from your exercise. Make sure the goal in mind is a attainable goal as well. If you want to lose 100 pounds but only lost four, your looking at the wrong goal. Do not let your long term goals be the objective. Instead set short steady short term goals. For example, say, I would like to actively lose a minimum of four lbs a month, for three months. Then after you have done well for four months, chose a new short term goal.

Aside from weigh loss, we should actually want to exercise for our own health and vitality. however we can cancel so much of this out by the way we eat. I always felt weird taking orders for people when I was a teenager at burger king. Some people would order a double whopper with cheese, french fries and a diet soda. Now it could of been tat they truly enjoy the taste of a diet soda, but most do not. Well it's also the same with grocery shopping. I personally am guilty of this one. I will spend extra money on on organic items, and yet throw in a 1/2 gallon of ice cream in the same shopping trip.

Think of your exercise in the same manner. If you are going to work out, run, jog, lift weights, whatever your fitness approach is, and end your day with a daily handful of cookies then all that "to your health" mindset isn't reaching its full potential.

I am NOT against indulging in tasty foods every once in a while. As a matter of fact, if you take away my ice cream, I might just bite. But having it daily, and having it every few days or once a week, is the difference.

Now the last tip for making your workout schedule last is to find help. We all heard of the patenter of friend that takes those 4 am jogs with us. Well I am here to tell you, I am not even that reliable. I can't even commit to someone like that, let alone ask someone to be that committed for me. I am a mother, of 2 and although I want o schedule in a time for exercise, things happen. You cant always stop everything and say "its time to exercise" So the kind of help I am writing about, is just having a real person to share your progress, thoughts, and struggles with. Your spouse, best friend, sibling, Parent...anyone you can communicate to.

For example, lets say you have had it with exercise, you sick of waking up sore and tired, nd you decide you want to throw in the towel, thats when you go to whom ever you feel most comfortable and talk to them, let them inspire you, cheer you on, and get you pumped back up. they don't need to be running the track with you, they just need to be there for you!
